Across the street, the city-approved Hilltop Business Park added 85,000 square feet of flex space that already lists three tenants signed through 2028. Both sites fall inside the city’s targeted growth zone that offers expedited permitting for projects meeting density targets.
Longtime residents point to the new sidewalks and bike lanes as another draw. City records show 312 residential building permits issued in the Lynnhaven zip codes between January and June, up from 241 during the same period in 2025. Median sale price for detached homes reached $478,000 in June, according to the Virginia Beach Multiple Listing Service, with days on market averaging 19. Investors are paying cash for 38 percent of those transactions, mostly for properties under 2,000 square feet that can be rented to military personnel.
